Roomly caretaker guide: activation, listings, and withdrawals

On this page, we'll go through the caretaker's guide to make sure you have the best experience using Roomly.
This covers everything performable under a caretaker account, including:
- Account activation
- Listing properties
- Withdrawing earnings
- Replying to tenant reviews
- Deleting your account

Account activation
Caretaker accounts are activated, not created — for obvious reasons. Roomly first seeds its database with your name, email, and phone through an activation form, and you verify it when you get to the site.
Here's the flow:
- Navigate to the caretaker login page.
- Click "New caretaker? Activate your account" below the login form.
- Input your name, phone number, and email address exactly as you submitted them on the activation form.
- Verify your email, create a password, and log in.
Listing your first property
Once logged in, you'll be directed to your caretaker dashboard, where you manage your properties and everything else on your account.
To list a property:
- Click "List property."
- Fill in the details:
- Property name, address, number of units, price per unit
- Available amenities
- A description — keep this genuinely descriptive, including location and standout features
- Images — up to 5 clear, distinct images of the property
- Videos — up to 3 videos, no more than 50MB each. Guidelines below.
- Click "Post property." Your listing goes to the admin team for review, and you'll be notified by email either way. If it's rejected, you'll see an admin note on what to fix before resubmitting.
- Once approved, your property goes live and can be viewed and booked by any student.
Video guidelines
- Video 1: start from the street, walk into the compound, and cover the whole compound.
- Video 2: start from the room's door and cover every feature inside — ceiling, kitchen, and toilet included.
- Video 3: anything not covered well enough in Video 2.
Keep the videos succinct and to the point.
Withdrawals
From your caretaker profile, you can add a bank account. It's checked against the bank, and the name on file must match your registered name, or it won't be approved. You can only have one active bank account at a time.
Once your bank account is approved, place a withdrawal like this:
- Make sure the funds have been escrow-released — check that they're in your available balance, not pending.
- Enter your desired amount. Minimum withdrawal is ₦10,000.
- Add a description, if you'd like — this is optional.
- Enter the OTP sent to your email, to confirm it's really you.
- Place the withdrawal.
Your withdrawal goes to the admin team for approval and is processed securely through our payment provider, Monnify. Expect your credit alert within 5 minutes, depending on your bank.
Reviews
Reviews are a key metric. In v2, caretaker accounts will be ranked by reviews and star rating — so it's worth delivering a great experience and reminding your tenants to leave one.
You can reply to reviews from the Reviews tab in your dashboard. Replies can't be edited once sent, so write them carefully.
Verify receipt
Receipts are verifiable. With AI misuse on the rise, you may occasionally need to check whether a receipt someone hands you is genuine — you can do that against our database using the Verify Receipt page.
Find it in the homepage footer or the support page, under "Verify receipt." Enter the receipt number, and it's checked instantly against our database. A valid receipt is confirmed on the spot; an invalid one returns an error.
Deleting your account
In compliance with the NDPR, you can request deletion of your account details from your profile. This is a soft delete — data may still be kept in our systems for up to 30 days for compliance and recordkeeping purposes.
To delete your account:
- Delete any existing listings you've placed.
- Withdraw all available funds from your caretaker account.
- Navigate to your profile page (in your caretaker dashboard).
- Click "Delete account" at the bottom of the page.
- Choose a reason for leaving — this is optional, and helps us improve.
- Input the OTP sent to your email to verify it's you.
- Click "Delete account" to confirm.
That's it — your account is gone, and you'll need to create a new one if you come back to Roomly.
